PROJECT OVERVIEW
JRZ Built delivered the adaptive reuse and transformation of an existing two-storey residential dwelling into a fully integrated sports, wellness, and recreational facility for the Ingenia Lifestyle Drift community.
The project involved significant structural upgrades and reconfiguration works to support the change in building classification, while carefully integrating new recreational amenities within the existing built form and surrounding external areas.
Designed to encourage community connection, active living, and resident wellbeing, the completed facility combines a range of indoor and outdoor spaces tailored to both recreation and relaxation.
Key project inclusions comprised a public lift installation, 25m lap pool, wellness and recovery facilities including sauna and steam rooms, gym and yoga studios, amenities pavilion, pool room, and dedicated tennis and pickleball courts.
Throughout delivery, careful planning and coordination were required to balance structural modifications, accessibility compliance, operational functionality, and high-end presentation outcomes within an existing structure.
KEY CHALLENGES
Change of Classification
The conversion from Class 1a to Class 6 required full compliance with NCC Volume 1, including significant upgrades to structure, access, and egress.
Structural Upgrades
The existing second-storey floor system required upgrading from 1.5kPa to 5kPa loading.
This involved doubling floor joists, Installing additional steel beams and columns. Reworking structural elements within an existing building footprint. All works were completed while navigating existing services, structural constraints, and limited access.
Lift Installation
A new lift shaft was constructed within the existing structure, including excavation of a 1.8m pit within the existing slab, Construction of an 8.6m vertical shaft and Integration into both levels of the building
Access & Site Constraints
With a single access point to the site, construction sequencing and material handling required careful coordination to maintain programme and site functionality.
Compliance & Accessibility
The project required full integration of accessibility standards, including AS 1428 compliance.
This involved reconfiguration of internal layouts, Modifying load-bearing walls and Designing compliant stair and egress pathways within an existing structure
DELIVERY
The project required a highly coordinated construction approach to manage structural modifications, staged works, and the integration of new building elements within the constraints of the existing structure.
Working within a live development environment, careful planning and programme management were essential to maintain construction momentum, site access, material coordination, and quality control throughout each phase of the redevelopment.
JRZ Built maintained a proactive and hands-on delivery approach, allowing key construction risks and compliance requirements to be identified and addressed early within the programme.
Through close coordination with consultants, trades, and stakeholders, the project was successfully delivered within the contracted timeframe while achieving the level of finish and functionality expected for the broader Ingenia Lifestyle Drift community.

OUTCOME
The completed facility provides a high-quality recreational hub for the Ingenia Lifestyle Drift community.
